Perhaps it is something that should be looked at. There are too many owners that are very vocal outside of a meeting and stir others up and yet when they are called to vote sit very quietly and say nothing.

I have another one. We had an AGM….. Strata Management contract was supposed to be attached to Agenda – was not. Meeting of owners voted for what they thought was 1 year contract (no one had seen management contract) as this had been said at meeting as a motion was put forward to not renew 3 yr contract. After the AGM the new Secretary asked for copy of contract and was told it had already been signed !! by previous Treasurer and Previous President. These 2 were no longer holding those positions and contract was for 3 years !!!! Our problem is that Strata Manager and most of people in the office are friends with committee and residents.

I was not at the meeting where this was called for and my question has always been what outcome are you looking for? I was also a little concerned at what cost!!!.
This is an over 50’s complex and the majority of independent owners are more towards the age of 70 and 80’s and the Strata Manager has been allowed to more or less run the place. Even to the extent that I have only recently found out that the management agreement was voted on and accepted without anyone – yes anyone seeing the contract. because this strata manager has been involved with the complex since registration and in her words she has a continued and very close connection with many owners!!!
So thank you for your advice and I will pursue it further along those channels.
