HI,
the carpets cost over the amount of a committee decition in QLD $200 per lot 8 lots = $1600 carpets have been quoted at $4500
needs to be a decition from everyone in the block
so where to I proceed from here to call a vote ? I believe it can be done without calling an extraordinary meeting, and I dont want to have to wait untill next years AGM to get the process started
I allready have information from committee members that although they have agreed to bring it up for next years budget they have no intention of replacing the carpet (overhead conversation in the stairwell)
also I am trying to work out how to search adjudication orders for QLD starata community – do you know how to do a search ? I cant work it out – I can only sort cases either by time/or communitee name?

Ive got a similar situation, (QLD)
the yearly budget for our sinking fund just states $5000 – spent on maintance and repairs
we havent done anything to the building that would warrent $5000 from the sinking fund
we replaced some garden lights and adding a timming meter
we spent $3000 on baiting rats and plumming costs as an owner had rats in her toilet (I know!) but that would not be a sinking fund cost surely ?
whilst I dont think there any thing “dodgy” going on I suspect that some of the sinking fund budget might be getting used to pay for things that should come from the administration fund in order to keep body corp fees down
we have a group of penny pinching oldies that dont want to replace anything or improve the building (ie replace fence, replace carpets, paint)
they want to keep fees low – at the expense of not spending anything on the buidling
so my first question
so its normal not to get a detailed record of expenses ?
and as an owener/committee members I have to pay to search the records ?
also
at the very least shoudn’t BC fees increase with inflation each year ?
what that best way to proceed without getting people offside ?

I work in health care so makes perfect sense to me !
I think I will propose a serveyor as I’m sure one has not been done
We don’t have a lift or pool very easy complex to manage but I think a professional will go a long way in eleviating the fears of all the retirees from generation “the great Australian depression” that we can infact afford to get new carpets paint the walls etc and don’t need to walk to the side of the stairwell to “save the carpet” from wear and tear …..I kid you not ……

its not a fire exit but a guess if firefighters needed to get in with equipment large hoses ect it would be in the way
I guess the question here is about being consistent with rules and regulations
its not bothering anyone in that stairwell –
but why should someone get exceptions to rules ?
are we all just be allowed to pile junk onto our stairwell landing ?
should the body corp be strict with this or let it go ?

I am a registered nurse and deal with dementia and the elderly patients a lot
if she is abusing you and appears to be of not sound mind – or damages property you can call the ambulance service, you can say that you are concerned for her welfare as she might do something like hurt herself/ others /burn down the building, fall over ect, they will be obliged to take her into hospital and have her assessed – she may be suffering from delirium, which is temporary ie from an infection, fever or other illness that has affected her mental state, this can be done under “duty of care” where an ambulance officer forcibly transport someone to attend hospital for a proper assessment of there mental capacity – this may be the mental health act but will change from state to state
once a person enters the hospital system they will be under “duty of care” and doctors, social workers, mental health workers will be able to make decisions about her capacity to be returned to a unit on here own,
but it is difficult to force a person into care, as a person has rights to make their own decisions, and deciding someone’s capacity to be able to make their own choices, even though they could be putting themselves at risk is a difficult one, even though they might be abusive and appear completely demented to others in the building, she may have some “insight” into her own behavior – they may decide that she can be returned home
the more a person in this situation presents to the hospital the more likely action will be taken by the hospital staff to admit the person into care for their own protection and not return them home
ps – social services will do nothing as she will probably refuse their assistance and they are not obliged to do anything nor can they force a person to accept social services or support and thus the circle continues……..
