    Hey JT. Searching for posts re this post ‘sinned against or strata sinner’ and unable to find. Perhaps you could guide me in the right direction? Curious obviously to the response to my post and how the public responded. where is is it?

    Hi All, I have been on my EC for a number of years and was secretary for most of those , often done more work than the SM has ever done. I have heard of a Sec being given a token payment in other plans and as much as I would have appreciated payment for my services I personally don’t believe a person that is volunteering should be paid.

    Hi All,

    In my experience there have been incidences in my plan where perhaps on a weekend or late at night where the strata tradies were not available or even where a home owner has believed a repair to be the owners responsibility, used their own tradies and the issue ends ends up being owners corps responsibility the invoice has been paid by the resident, therefore addressed to them and then forwarded to the SM for reimbursement. No problem.

    I feel there is some element as always for abuse.

    Hi All, what if.. alterations where already made to CP without consent and the property is sold. The illegal CP acquired to the value of 50 or so sq. metres and the OC and new owners are trying to resolve? Happy to sell, lease, exclusive use or whatever. Can the OC demand back pay of levies as unit entitlements are greatly increased and have been unpaid for a few years?

    Hey Boronia and all,

    Thanks for that, but I believe that is why my building and some others have an intercom controlling the front door and the garage door. To let visitors in.

    I also believe this is the purpose of visitor parking.

    I imagine there would be a time as in days where visitor turns  into resident parking? My dad usually stays overnight but has  been known to stay up to 3 days!!!!!!!!!!!!!!!

    But are we answering Mr parkers question?

    Perhaps JT can enlighten?

    Hey Boronia, thanks so much for the info. Much safer than the system we have.

    I may investigate for our building.

    I believe a resident should have the option to purchase or rent a second remote for family or friends. Most units also have visitor parking which u r entitled to use,for exactly that.

    My father lives out of state and often stays at my place when I am not about so the spare remote is so convenient.

    SmileHi RJSmith, yes the OC limit.

    You can purchase a remote from Jaycar there r franchises all over.

    The cost is around $70. You open the back where the batteries are and move the numbers to the code on your original remote. Problem solved.

    Hi All, had a similar situation, a commercial development within a mixed development SP extending on a small parcel of heritage listed property attached to cp strata council approved ConfusedConfused. Council did not inform the residents, sm nor the heritage council, only the then surrounding commercial properties. Did  also not ask for the strata seal. So basically the OC were not aware to respond, one very active resident in our building found council notices for proof of who was notified, OR NOT IN THIS CASE, contacted heritage council and then after some cttt attendance and to cut a long story short, council declared an error and approval was retracted.

    What if u live in mixed development with a café or on a park or main street.

    Near a pub.

    People smoke everywhere.

    Get over it. There r harmful substances all around and in all we consume.

    I downloaded, printed and used JTs sticker from this website. Worked a treat!

    Perhaps if it has not been deemed illegal in the meantime JT could post it again.
