Green Tea, I am in a similar position as yourself. I was on the EC for a number of years, we held meetings every 6 weeks at the request of the Owners. Always posted minutes within 7 days on notice board, telling Owners how well we used their money. Now waiting 6 weeks for minutes with the new EC. I have no idea of financials, I am thinking as you are. I spend a HUGE sum on levies and my EC cant be bothered to tell me where my money is being spent! Speak again with your Strata manager. I am doing so. And then go to NCAT.
Marvin, I am not sure how legal communicating case by case is in Strata, however, how are the owners to know if the EC are doing a good job or not if the actions are not posted on a notice board or sent via email to Owners? We, the Owners rely on the EC to note where our money is being spent and what is happening in our building. Otherwise we rely on AGM sent only once a year.
Pretty blasé’ attitude dude.

Matt, I am so sorry and feel for your friend losing her kitty Kat in such a horrible fashion. JT is on the money and in my opinion neither of those animals should have been on CP unless on a leash or carried. If they were….well.. Bylaws people!!!! But… that does not forgive the fact that this animal/dog is most probably a dangerous animal and should be reported to your local council.
Best of luck to your friend in finding some resolution.

Is adding your spare space, renting your rooms as accommodation, including a meal here n there, wine n bikkies, advertising it really well on airbnb in a strata building illegal? In both the council and strata streams? Are there grounds for a breach of bylaw in strata nsw?
Is this running a business in your home? And is running a business from your your home in this instance not on?

Your clear and detailed instruction in this instance regarding an unusual use of CP is now heading my plan in the right direction. We may now be able to benefit from this use of CP and perhaps generate some much needed income. Mind you, early stages yet but most are seeing the light.

Hi All,
Great stuff. Whale, JT, can you advise in relation to point 6 as to how the one off annual payment is provided and the OC may claim these monies? Similar in my plan(sort of) but our SM and lawyer advises that this is too difficult to manage, they advise unless a date is put in someone’s diary they are unable to plan and figure a payment! They say it is not a levy so can not fit in with levy payments and there is no procedure for ‘other’. So they are advising we ignore payment and give for free because they are unable to fit their payment schedules!

If you are in a small block and this lady has been there for years, do you not know this woman? Has she family perhaps you can speak to about her behaviour? Who told you she has dementia? I would like to think in the same situation as you I would try to get some help for her first and foremost. When did we stop caring about our neighbours? I get that she will be a burden on a Committee and should not be in that position. I get that it probably isn’t your problem. But really, stare down that future barrel, who might you be when you are old?

Hi All,
Speaking of levies and unit entitlements, does anyone know how they are actually allocated? How they are valued then allocated? They clearly don’t work on one price as per sqm. Not in my building anyway. I would have thought lots on higher floors with better city views would pay more per sqm than the smaller lots with no views? Our Strata Manager has no idea. Any information would be greatly appreciated.

Yes it is closed. But I have to say if I am allowed JT, I found this thread very entertaining. Hilarious the ‘having to carry pets on CP is impractical’. Clearly not heard of “or on a leash”. I love dogs and they have a place in apartment living but I have no tolerance for their sometimes pushy owners and their bullying and the limits they will extend to have their pets in strata buildings when they do not go about things the right way.. Whale is on the money.
Everyone thinks they are a lawyer once they get a hint of the SSMA and some small legal advice.
Does anyone else think Wirihanas last posts were more legal speak than previous?

Hi All,
My advice is forget spending money on your plans mail boxes. If a thief wants in they will get in. If a resident chooses to leave their mailbox open it is unsightly and perhaps you should send them off a letter to comply? Not in keeping or some such, but..It is relatively inexpensive to get a post box at your local post office and more secure to have your mail delivered there.

Hi All,
Reading posts and noticed the only reference I think to a possible leak in the dishwasher and or hose is in a post from Whale. Am I wrong?
Whoisit did you have someone investigate your dishwasher? I read in your post all pipes in kitchen were checked but what about the dishwasher?
The leak I believe is from your kitchen into a kitchen below?
I had sometime ago a neighbour below me having water leaking into their kitchen cupboards. After investigation the dishwasher had a hole in the outflow pipe where it had been squashed against the wall causing the pipe to crinkle and leak, although a small amount, over time it sits somewhere and then drips into the property below.
