      Hi

      Thank you for advice…. And yes I’m an owner  and I’m new to leaving in a strata  title unit …The Executive Committee members where I live are all old people and don’t  have computer :( so they keep asking me if I can get some advice for them… That’s how I came across Flat Chat Forum, and I must say I’m impress, and learning a lot about rules and regulation when it comes to Strata living…Well Done!!!! 🙂

        Hi,

        Our managing agent said to us that it is our responsibility to fixed and pay and not charge the owner…

        One of the owner also mention that its been broken for a while and they have a few renters since, it becomes obvious that the agent they have didn’t do their job properly when the renters go..

        Can we demand that the owner  fix it and pay for it..Frown

              I agree pets are not for apartments, I once have a dog when i used to live in a house and when we decide to sell and rent an apartment i find it so hard because its so unfair for the dog that i love and care for 16 years, she’s well behave and she don’t bark as much, but no matter how well train your dog is they will have accident meaning wee and poo with the small space that we have while we are renting that means the whole place smell. We try our best to take her out when the kids get home from school and when we finish work but its not enough, dogs and cats need space and with our busy life style its selfish and its not fair for the pet itself, I know some people who wants to have a dog while renting in a apartment, they can’t even take their kids out to the park as well as get their washing off the washing line on daily basis, can you imagine if they have a dog.

                Maybe naming and shaming this kind of people is the way to go so everybody know that they are the tenant or owner from hell who only think about themselves never mind the others and the wild birds who’s been effected by their selfish action..

                  Well just to let you know that i know this guy ACID and i can tell you that 

                  first he feed the birds day in day out it use to be morning and night now he only feed them at night we have so much birds and poo on balcony but he would not listen to us he feed them corn and crackers as well. The noise in the morning and at night is terrible we have all the evidence that he feed them as well as photos videos you name it we got it just in case, as he said he work on media and wanted to go to today tonight as well as current affair  and make a story about us being a strata block from hell, we just finish painting out side as well as the balcony and every time we try to clean the bird poo the paint do comes off. Its bringing the property down because of the mess from the bird poo if only i can attach some photo in this i will, then he can see the damages he’s  causing feeding birds.Frown He also mention that one of the tenant call the police and the police did intervene again not true maybe is best for us if he do what he said he will do then everything about him and the other tenants who do the wrong thing  will be expose.

                    A few question to ask you,

                    Do you only feed the birds occasionally or daily morning and night be honest to your self, because if you do and you say you don’t then thats another story.

                     

                    Do you only feed them nuts or you feed them with other food as well, again be honest.

                     

                    Did you ask the EC if they have evidence that you are feeding the birds more than they say you do.

                     

                    If there is any damages to the property due to you feeding the birds are you willing to pay the full amount and take full responsibility.

                     

                     And last question about the… BY LAWS GRASS AREA, did you ask the EC about the real issue, because maybe theres more in to it than you think. I have learn from the fast experience that there is always two side of the story, maybe you should ask both side and make your mind up after instead of listening to just one person.
