      Hi,

      If I want to replace the tiles on the feature wall in the bathroom and on the kitchen splashback, do I need permission?

      I haven't even moved into my apartment and I'm already starting to miss the old days where I could do whatever I wanted to the outside and particularly the inside of my house! Cry

        If the walls you are talking about are common property, then yes.  If they aren't, then no.  They will be common property if they are either adjoining another apartment or are essential to the integrity of the lot (ie, prevent flooding from bathroom).  But only your strata plan can tell you.

        Re your regrets, go to your window, look at your view (if you have one) or at least your location.  Think about the added security you get from being in a strata block, then ask yourself how much it would cost to have a free-standing home that offered this and all the other benefits of strata living.  The trade-off of having to observe a few common-sense rules is well worth it.  Just because there are some negatives to strata living doesn't mean all strata living  is bad.

          Well certainly neither wall adjoins another apartment which is good. And as I wish to replace the tiles with different tiles, the i guess that also sorts out the “integrity of the lot” issue. So I guess i should be ok?

          The reason we sold our house was because we were sick of mowing lawns, cleaning gutters, replacing fences etc.

          So in terms of all that, then I 'm glad to have sold the house.

          However, at my house I was able to enclose my back deck with low visibility cat mesh & keep my cats safe & out of other peoples yards, no permission required.

          I just hate how inflexible some OCs seem to be.

           One would think that in a building that allows up to two animals, wanting to keep them contained in your lot, and off common and neighbouring property would be a good thing and not something you should have to fight for.

          I agree! As an owner of 2 cats ( mine are indoors only) I echo the comments of a previous post who acknowledged you as an ideal tenant/owner. You seem to be up against it, and it doesnt seem reasonable to be bothering about retiling, low vis catmmesh etc when you seem so sensible! Good luck with it all and if I ever need a great house minder …….

            Look, I agree but I have to ask, if this low visibility cat net is really such low visibility – who’s going to see it?

              From a distance it is virtually invisible, up close it is still pretty unobtrusive.

              But you know, I can't just install it & hope it will be approved. It isn't cheap for a start & will probably cost me a fair bit over $1000.

              As the developer forms the majority of the OC initially, I have a feeling they will say no without even considering it.

               

              So far they have said no to us supplying our own tiles (at our cost) for the bathroom feature wall & kitchen splashback; even though we personally know of a few people who have been allowed to provide their own flooring, fixtures & fittings, appliances etc with 'off the plan'.

              We asked if we could choose our own floorboard colour (not the one provided), said we would pay the difference in cost. Answer NO.

              They are totally inflexible & it is extremely frustrating
