We have common laundries for all 15 residents to use.  Now the 3 washing machines have broken down and have to be replaced.  We requested our strata managers to seek the usual 3 quotes to replace, including, delivery, installation and removal of old machines.

They came back with one quote, which we approved more than 6 weeks ago.  The supplier then said that those machines were not being delivered/manufactured anymore, and so we were given an alternative.  Again, as with the original quote, we checked for alternative prices, and this time, the difference in price is $100 for each machine, and the supplier is charging a further $100 for each delivery, installation and removal.  The alternative price is from a reputable online company, with delivery, installation and removal to be included in the already cheaper price.

When we instructed the strata managers to order from the online company, she  said that they do not order online.  I asked her to put in writing and she refused.

In the meantime, some 10 residents who do not have their own washing machines, have to use one single barely operating machine.

The strata managers said that we can purchase and they would reimburse us.  But at this time of year, with a lot of expenses with Christmas coming on, and only some assurances that we would be reimbursed quickly, it becomes a cash-flow problem.

What can we do to make them order from our supplier?

Our OC management has also told us that they cannot purchase goods or pay accounts with a credit card.  OC management companies (well ours at least) need to be invoiced and then issue a cheque.

So I suspect the OC manager cannot make on-line purchases if the on-line supplier requires a credit card (as most on-line suppliers do).

We get around this, by using an owner’s credit card and then forwarding the paid invoice to the OC manager.  The OC manager then sends a cheque to the owner (within days in our case).  If you have a 30 days interest free card, that can work.  But so far these have always been for fairly small purchases.

Perhaps 3 owners purchase one machine each?   And if that’s unacceptable you just have to pay more and have the OC invoiced.

Most of my on-line shopping is done through PayPal. They deduct the payment from my cheque account 21 days after purchase. I don’t know if this can be done with a corporate account.
