      Hi guys,

      Wasn’t sure which sub-forum to ask this question.

      I was wondering where the strata management gets the owners’ names that they list on and address with official correspondence? Is it some kind of land title database or something?

      I was wanting to know whether I could ask the Strata management to add my name to my mother’s name (she’s listed as owner) to make things easier when it comes to corresponding with strata management? An authority to speak on my mother’s behalf has been submitted in the past but it seems that with every new strata manager, they question my authority to speak about strata matters because my name isn’t listed with the Owner, for example, how a couple would have both their names listed.  I noticed that one of the couples who is no longer a couple removed one of the names, so did they just call up strata management and ask for the removal of a name? If it’s that easy, then i should be able to just as simply add a name. My mother obviously approves of this.

      Not sure if i’m making sense.

        The contents of the strata roll are obtained by the secretary by the new owner submitting a notice on transfer of title.

        The act says the roll contains the owners name (that includes multiple names if there are two or more owners), address (for services of notices) and any appointed agent.

        However an agent can only be appointed by a corporation (who is the owner) or if the owner is a person and has some incapacity or  does not read English. It does not seem your mother is incapacitated. If she cant read english, then there may be grounds to include you as an agent.

        But all notices will then go to  you. The act does not permit sending notices to multiple addresses.

        It also means that the agent is the only one  able to vote.

          Surely the answer is to get the mother to ask the secretary/strata manager to change the address for services of  notices. Many investor owners use their rental agents’ addresses in this way.
