      Have just read about the new apartment complex that is being built with 20 units, 20 bike racks and absolutely no car parking spaces.  And car parking permits will not be available for any of the residents.

      Though the positive would be that there would not be a problem with people using the visitors car spots nor people using other peoples spots, I don't see how this would be of any benefit.

      Though I applaud the inclusion of bike racks, getting around on pushbikes is not for everyone.  It discriminates against us older folks.  And how does one invite friends around for the odd dinner!  Even if they did want to come by bike and ride home at 1am there is only 20 bike spots anyway.  Where would they park their bikes? 

      I travel all around Sydney to see family and friends and most of the time use a car for this (though I do take public transport where possible).  But this is a big city.  I definitely would not consider living in a complex that did not offer resident or visitor parking (nor parking permits).  And if anyone I know does buy into that complex – don't ask me over for dinner.

        If this is the block I'm thinking of (in Bondi??) it's all studio apartments which are very much designed for young singles.  The market will determine whether or not this is a good idea but it seems to me it's all or nothing.  Either bikes or 20 more cars parked in a suburb whose streets are already choked with vehicles.

          I think having no parking spaces actually makes sense for blocks in the inner city when having a car is really an unnecessary expense.

          I lived in a block with no onsite parking (and no parking permits available for residents) in Chippendale for the eight years without any problems. Granted it may not be for everyone, but I took public transport most places and borrowed the car of a family member for those occaisions where public transport was not possible. I also found there was no real need for a visitor's space either as there was plenty of on street parking available evenings and weekends.

          Last year, however, I got a dog, which necessitated the purchase of a car and a local car space because (unlike most civilised countries) I cannot take him on public transport.

            A different situation where no parking's provided is in some inter-state property investment scams selling strata lots in low-density areas in woop woop that you never visit yourself, because such 'luxuries' cost extra and it's up to you to ask if it's included. The spaces are probably built in the existing complex though.

            Another situation was illustrated on Today Tonight or ACA where a bloke bought a unit with a car space. The car space however is registered on a separate title of land adjacent to his building, even they look like a single block of land. To his disgruntlement he now pays council rates for two separate properties; one for his apartment and one for his car.
