      I hope you don’t mind the alliteration.
      I’m a new owner of a bouncing baby 3bd off-the-plan apartment.

      8 months in, all our individual lot defect rectification is complete. Whilst it was clear there were many corners cut in the race to finish, it all satisfied the OC and owners are all happy to be in.

      85% of the 61 lot building are owners. And we are all heavily burdened by the strata levies that were hugely underestimated during the snakey-sales pitch.

      Naivety aside, I’m the committee secretary and am campaigning hard to get the builders/developers to come to the party with the expected common property inclusions.

      This did involve some sleuthing to uncover what had been written in the DA, given we had individual lot specifications in a contract, but not common property.

      For those interested, some of the omissions/oversights that the owners have been left to fit the bill for:

      – bins don’t fit in the lift, no human way to get the bins to the street, so we have to pay for private contractors – owners wear the cost

      – no hot water plumbed into cleaners room – owners were asked to pay for hot water tank, but OC pushed back and we won that battle – builders paid

      – the worst quality Matte painted used in all common areas (and all apartments) – the entry foyer is subsequently filthy as the smallest brush along side marks, lifts or dents the paint. We suspect it wasn’t even primed- owners ongoing cost, much earlier than expected

      – no seating installed on rooftop (as per renders) – we presented the DA back to the developers, which mentioned seating, and were able to get the builders to install at their expense

      – no lighting at front of building except for solar lights. You cannot see the building number at night, at all. Light needs to be installed – owners cost

      – abseiling anchor points not installed – apparently owners cost, although I am hoping to find out if this is a building compliance requirement or just a nice to have for residential building.

      My questions are:

      – are abseiling anchor points a construction requirement? I’ve looked about and can’t find this anywhere.

      – do developers have to submit a common property specification, is this available to owners?

      – how to placate owners about strata levies that were clearly underestimated- and make them under that this is only the ‘honeymoon’ year, and they will all likely go up by 20-25% next year due to the first year not including Capital works budget  + extra required for other things mentioned.

        I think you may have done yourself a disservice with such a long and detailed (and interesting) post.  Each of these issues might be worth a post on its own.
