Our EC has done its best in running this complex (for no money and little thanks). We have learnt as we went along, relying at times on our Strata Manager to guide us.
We have discovered (through flat chat) that we have not done everything exactly right along the way. We didn't know that we had to notify all owners of an EC meeting nor that any owner could attend. This is challenging as we have often organised it via text message or phone calls, often changing times/dates/places at the last moment due to members other obligations. We have tried getting owners email address but only 6 every replied to this.
We only have meetings to discuss the “bigger” issues in the complex – major repairs (where we advise owners on works being done or coming up) and major breaches of by laws. We conduct many things via email so that we have answers in writing.
We had read up on having meetings etc but can only say we misunderstood. We thought minutes had to be distributed to all members for their approval of content and then sent to Strata Manager.
I believe that there should be a compulsory course for anyone wishing to be on an EC so that they know what they are doing. We are not even sure that we are doing the minutes correctly. As so much importance seems to be placed on the correct wording of problems should the matter go to the CTTT, should there be some training in this area? I believe having to do a course would also weed out those who want to be on the committee so they can approve things for themselves and their mates.
Now I know about the meeting etc, I will not be on the committee next time. I do not want my neighbours in my place and, quite frankly, after giving up so much of my time to get things done around the complex, I have no intention of getting anything done for these people anymore. Am going to stick my head in the sand and not be bothered – like 75% of my neighbours. Seems to work for them, and they have all their free time for themselves!
