      Does the strata plan insurance cover accidental damage by a non owner in the common property areas?
      E.g. my cleaners accidentally left water stains in the foyer between my unit and the lift.
      Am I required to pay for this or would insurance cover it.
      The other problem is that there are two halls involved  would both need to be re carpeted as original carpet colour is no longer made.
      I have personally paid for the carpet to be cleaned, but this has not solved the problem

        It wasn’t you personally who caused the damage but it was your cleaners and so you are ultimately responsible (but I think you know that). As Austman says you may be liable for the excess, at least.  You might be able to pass any costs on to your cleaners but if they aren’t insured, you could be out of luck.

          Yes, it should.  It doesn’t matter who caused the damage. But give the strata insurance company (or the broker) a call to confirm.   And be aware that if a claim is made, the strata insurance company will then have a right to pursue any other party that they consider liable.  So they might eg pursue your cleaner.

          Does your cleaner have insurance?  If so, that might be a path to first investigate.

          A claim on the strata’s insurance will likely mean there’s an excess to pay.  Some states cover who pays that in their strata legislation.  So check it for your state.  But be aware that you might have pay it.
