      I recently found out along with other members of our EC that some concrete work which was done in our block of townhouses was done by the husband of our strata managers secretary.

      On the surface that does not seem like a big deal but after further investigation we found out that the company is actually a joint partnership between the builder and the SM secretary and was never disclosed prior to and after the job was complete. Our natural concern about this conflict of interest is any prospective kickback that the strata manager may have received.

       

      So with that in mind would this be sufficient to terminate her contract?

        Does the SM have the power to authorize this work, if not it should have been approved by the EC by a vote. If the vote took place and their were at least 2 quotes to choose from you don’t have a case.

        I don’t believe in ever accepting a single quote for any job especially if supplied by the SM, get your own quote to find out if it is competitive.

          I should note i joined the EC after this work was done after concerns about how things are run. This work was approved by the EC but the lack of disclosure about her secretary’s company which she runs with her husband is most concerning since it was the most expensive quote.
