I live in a big building, 300+ apartments, and the owner of each car space is issued with a clicker for that car park to let them in/out of the building. This limits ‘rouge parkers’ and quite successfully, but it also means you can’t have a spare clicker i.e. leave one in your work car or, in my case, give one to my mum who uses my second car space from time to time and one to my dad who also uses that same car space from time to time. Is my body corporate allowed to limit the number of clickers?

SmileHi RJSmith, yes the OC limit.

You can purchase a remote from Jaycar there r franchises all over.

The cost is around $70. You open the back where the batteries are and move the numbers to the code on your original remote. Problem solved.

      Hi CBF

Not all remote controls work like that.

Many are small units like car remotes, which have electronic codes embedded to identify the particular user. They have to be programmed using a computer, so would have to be done with OC approval. The building’s security system probably keeps a record of every time you use it.

If you have two car spaces it is not unreasonable to expect an entitlement of two remote units.

My opinion is you should be restricted to 1 remote only per car space. I know your intention is not to abuse the system but what about others.

Australia has a major problem with rogue parking on strata and this strata seem to have found a successful way of eliminating it so why risk changing the system for the worse.

Hey Boronia, thanks so much for the info. Much safer than the system we have.

I may investigate for our building.

I believe a resident should have the option to purchase or rent a second remote for family or friends. Most units also have visitor parking which u r entitled to use,for exactly that.

My father lives out of state and often stays at my place when I am not about so the spare remote is so convenient.

Most places would suggest if you have “visitors”, you should be there to meet them and you can let them in yourself.

Your father staying over when you are not there is not visiting, he is a temporary resident and should not have access to visitor parking.

Your “rogue parkers” just love big apartment blocks like yours. With a guaranteed high turnover of vehicle movements they simply wait a few minutes for a resident to open the door, and follow them in/out.

RJ Smith says he has a second car space.  If he does, as distinct from being allowed to use a visitors car space, then surely there should be a second clicker for the second car space?  That would make sense – one car space – one clicker.

If it is just access to visitors carparking that is a different matter.

My mistake if he has 2 car spaces he should have 2 clickers.

I agree with Scotlandx I misread the origional post.

                BUT RJSmith also says that

the owner of each car space is issued with a clicker for that car park to let them in/out of the building.

So if he has 2 car spaces the OC agree he should have 2 clickers. How do others who have 2 car spaces (and most likely 2 cars) get their 2nd car in / out.

                Hey Boronia and all,

Thanks for that, but I believe that is why my building and some others have an intercom controlling the front door and the garage door. To let visitors in.

I also believe this is the purpose of visitor parking.

I imagine there would be a time as in days where visitor turns  into resident parking? My dad usually stays overnight but has  been known to stay up to 3 days!!!!!!!!!!!!!!!

But are we answering Mr parkers question?

                Perhaps JT can enlighten?

                Cheers CBFKiss

When does a visitor become a resident I’d like to know the ans to that one too.

In QLD a visitor is defined as someone who primary purpose is to visit the Resident and if he is only visiting because he is working or studying locally then they are not entitled to use the visitor parking.

What about a boyfriend / girlfriend staying overnight if it is a one off fine but it becomes more often than not are they still considered visitors???

                    A reader called Vanessa writes:

Heard a comment the other day about our so called security car park ……son of people at this place, bought a cheap remote overseas, and it does the job fine…so he can come and go  in and out of our  ”Secure” car park wherever he wishes, without having to borrow his parents’ official remote!!!

A few thoughts to add to the mix.

The problem is that there are 300+ properties with car spaces, that is a real headache to manage effectively.

Any access device needs to be programmed in some way. This means that they should also be able to be disabled using the building’s access control system. If the system can’t disable devices then you are caught between a rock and hard place.

Technically only residents / occupiers should have parking / building access. Family members are a grey area, particularly if there is only one occupier. Again if extra access is provided, if it is abused then the access control system allows for the specific access to be turned off.

When is a casual visitor considered a resident – when they behave like one, such as checking the mail, putting the rubbish out etc. This is not behaviour of a casual visitor.Wink

                      Cheers
