      Hi All

      Wondering if you could give me advise please.  i have been living in my very large complex for over 8 years now and over that time have seen some pretty low things that our building manager has done but recently it has gotten nasty to some friends.  To give some idea, he threatens contracters, bullies residents, has tried to intimidate some young female tenants, assaulted tenants and forced contractors to lie on his behalf or they lose their jobs, and also sworn at residents when they have requested his help.

      We all believe it is time for him to go but given that he is not above using intimidation and bullying tactics I would like to know the right way to go about doing this, is a petition the right option?  Happy to go door knocking if this is the case? 

      Should also note that the Strata also protects him as there have been multiple complaints that should have been put forward to the exec committee and never have…

      Appreciate any advice you could give.

      Sad you should be experiencing this kind of behaviour, which is why some groups are calling for building managers to be regulated.

      Some professional building managers are regulated by a code of conduct with the industry group they are a member of.

      Your action list would include:

      1. Advise the strata manager in writing of the behaviour
      2. Ask for the matter to be tabled on the agenda for discussion.

      If they don’t change their behaviour then

      1. Ask the strata manager or executive to include a proposal for new management to be added on an agenda.

      This will usually get the members moving and the backlash from the owners/residents will be enough usually to warrant their removal after the managers contract termination period as expired.

        The Building Managers contract is up for renewal in Sept next year but after what happened this weekend (a resident was assaulted by the BM then had a visit from the police saying the BM was in fear of his life and had a witness who was apparently coerced in supporting the allegations or lose his job) I think even another 12 months is too long.  I believe complaints have been made but have never been tabled at Exec meetings as they should be.

        I have little faith in the Strata managers and the BM so was wondering if a petition was worth it and if I did it what would be the best use of it.
