Forum: Do we have a right to check child safety locks

It’s already been several years since we were ordered to fit child safety locks to windows above the first floor in strata buildings.

It’s an owners corp responsibility to “ensure” that the locks have been fitted.  But strata law is a bit vague on the rights of, or responsibilities on strata committees to inspect windows, which are, after all, common property.

Many schemes ask their owners to sign a survey document pledging that they have safety locks fitted.  But what if they just ignore the notices or refuse to sign?

Can the strata committee send tradies in to inspect at the owners’ expense?  That’s HERE.

Elsewhere in the Forum:

  • Tenants can be let off the hook and break their lease if there are noisy renovations but landlords are told they can’t get compensation from the renovator.  How does that work?  That’s HERE.
  • Where does it say that both co-owners of a unit have to sign a proxy form for it to be valid?  Nowhere – but it will be rejected if they don’t.  That’s HERE.
  • New strata manager used to work in rentals and now she treats committee members like tenants.  That’s HERE.
  • Rental laws say tenants have to be given keys to common property.  Does that mean they have to get access to meter rooms and owners corp storage?  That’s HERE.
  • What’s the procedure on renovation by-laws?  Get approval first then by-laws later, or do you do it all at the same time?  That’s HERE.
