      Hi,

       

      I have had several complains from my neighbour (who is on the EC), telling me that i close my front door too loudly and that it wakes him up.  I close my door as quietly as possible (i dont slam it) and told him that its due to the fact the noise echos in the tiled foyer.

       

      Does he have any right against me?  I dont think I am doing anything wrong (as i clearly hear his door open and close when he comes and goes), but i dont want to cause drama.

        I don’t consider he has a case against you (it is excessively difficult to prove someone is noisy).

        But why not explain you have the same problem with him closeing his door and ask him how we both could fix the problem.

          the doors (and their closers) are common property.  Even if you wanted to fix them you wouldn’t be allowed to (technically).  But and adjustment to the door loser so the that last inch or two is gentle and the application of rubber seal round the sills might fdo the trick.

          Otherwise make a joint approach to your EC about getting something done about both doors.

          Suggest to the EC that the OC should consider carpeting the foyer?

            In my OC (I’m on the committee) we’ve had similar issues.   An Acoustic Engineer has recommend fitting external door seals such as Raven seal RP94Si. This seal should be fitted to the top and sides of the outside (the lobby side) of the apartment entrance door.  Door bottoms can also be fitted with a drop seal such as Raven RP 99si.

            The seal would mean that the inward opening doors close a bit like how a refrigerator door closes.  One owner has already fitted such a seal (without OC permission) and reports that it made a big improvement.

            We are in the process of getting the seals fitted (at OC expense) to all the other apartment entrance doors.
