      Our EC has finally, finally, 12 months after the quote was approved, got the painter in to paint our complex.  I have spoken with the painter who advised me that the EC has asked for the colours to be changed.  This is news to me.  Infact this would be news to any owner.

      Am I right that any change to the exterior, including changed of colour, should be approved at a meeting of the OC?

      I am not against changing the colours however with our EC’s history of bad decisions and poor judgement in relation to anything to do with maintaining this complex, I fear what colours they may have selected.

      So should I be seeing red about this?

        I would be of the opinion that this is a decision beyond the limits of the EC and it requires a decision of the OC to authorize a color change. This is something that is going to affect everyone so all should have a say.

        In fact some people argue that it is an improvement (or alteration) and requires a SR to be approved for a color change.

          Just going through the same reno – we also decided to update the colour scheme. 

          Our strata manager advised that any change to the colour scheme did constitute a change in the appearance of the building and therefore required a general meeting of owners to be called and the motion could only be approved providing not more than 25% voted against the change.

           

          We were successful in pitching the changed colour scheme to all the other owners.  I think it helped that we only had two options on the table 1 – stick with what we’ve got or 2 – take the scheme proposed by our painter.  We were careful to avoid having owners suggesting their own schemes according to their own personal tastes.  Before the meeting we circulated reference photos of other buildings using similar schemes completed by our painter.  He also put sample colours on the relevant areas of the building.  The painter attended the general meeting to answer any questions and it was agreed at the meeting to go a bit lighter on the window colour than originally proposed.In true A-Team style – I love it when a plan comes together.
