      Ill try and make this as brief as possible,

      Any advice appreciated

      i reside in a block of 6 units i have had one for 20 years my grandmother 1 for fourty.

      we have never had a problem until 2 years ago.

      a woman bought into the block as we were doing ongoing repairs, since then she has hindered and stopped every tradesman coming onsite until a company repairing stairs and resurfacing the driveway were unjustly sacked. leaving the entrance to three units dirty and unsafe.

      unfortunately when she arrived she recommended a new strata manager who we accepted and he only answers her calls or repairs her unit.

      by christmas last year the disruption had put a year behind in resurfacing the driveway and left the bottom 3 units with dangerous access causing both units to be vacated by their tenants, to the joy of the new owner and causing one owner to sell up.

      the agent sugested i give up my vote to make things easier and when i didnt, he recorded a decision of hiring a design firm with no costing or plans as unanimous (it was never discussed).

      a dangerous gas leak which had been reported several times was still not fixed by the managing agent, when 2 days before christmas a plumber started fixing the leak because four of the owners were sick of inaction and called a plumber. the response was an application to cttt to stop all work, can you believe they made a decision immediately and the day before christmas it was on the noticeboard which lasted until february when without mediation or consulting the majority full management was given to the inept and corrupt strata manager.

      Almost another year later the entrances to the three lower units are still in disrepair causing the bottom unit to be flooded with mud in heavy rain, the insurance claim from the agent renting the unit was disregarded, the driveway was finished by dodgy handymen and god knows what the agent is doing with our money. sewerage problems have been paid for by myself the gas leak was repaired by another owner and nothing gets done unless one particular owner asks for it for example two thousand dollars for an engineer we never needed (another engineer had already done the inspection for three hundred dollars)  and fifteen hundred dollars to an architect friend of hers that was never agreed to or needed.

      The majority lost its appeal to have voting rights and now she is applying for an extension of two years and us to pay her legal bill.

      although it is quite obvious the cttt is a kangaroo court with complete disregard to common sense or peoples rights I still dont understand how we lost the reasons given are all untrue we have documents to prove it.

        Hi, Bob,

        We had very similar experience with CTTT. I made complain to the chair person about the way hearing was conducted and how the decision was made, the answer was if you are not satisfied, you can go to district court. The end result was that they allowed an individual to build 2 walls on the common property to enclose it's car space. Not the disaster you have in your building. 

        You are so right about these CTTT people. They are not bound by anything, not even their own code of conduct or their own ACT.

          This story is missing a key element viz how many unit (entitlements) or ongoing proxies does this woman have?

            I have read previously in Flatchat that the CTTT could be described as a 'sheltered workshop'. This is also my own, separate experience with them and it is true of the OFT as well. There are many, many weird 'catch 22' type, anomalous situations to be encountered within.

              I agree the CTTT is a kangaroo court who make the most ridiculous decisions, should be made redundant, it is a waste of taxpayers money

                Yes, I agree to all scathing criticisms of the CTTT. We have just received our “decision” from an “adjudicator” re our application to have a licensed manager appointed. He opens with a lengthy defense of himself and his “association” with the problematic person on our EC who is a member of their tribunal.Very odd-our main argument is the manipulation of the system within our strata and the lack of compliance with the SSMA, not who knows or doesn't know him.

                The whole document demonstrates total bias and is in fact  insulting and dismissive of the owners who undertook the stress and work to put in a substantial application. Why would we bother if all was well? Of course there is nil criticism of HIS submission.

                We do have better things to do with our lives and fed up with the dominance and control of one character who is a CTTT member and who has a negative impact on our investments and our lives.There is absolutely no reference to one of our main arguments being lack of compliance under s62 over maintenance; the issues of improperly conducted meetings and abuse are dismissed….and on it goes.There are many obvious errors with regard to facts on dates and file numbers.We are left wondering if all our attachments made it to his desk or is he just plain stupid!? Plus it took over 4 months to produce this paltry document.

                We feel totally let down by the “system” and just want to sell up. Why should any owner be forced to feel that way??
